I just received our Monday Morning Report from Greg Burger, Chief Operating Officer at RL Brown/Home Builders Marketing Inc. Greg always shares useful information on the Residential Real Estate Market in the Valley of the Sun, especially New Home Builder Data.
Today, Greg made reference to a recent article published in the Arizona Republic newspaper by Catherine Reagor, which discussed the current and likely future activity for new homes in Metropolitan Phoenix. The article shared a number of statistics and opinions provided by Home Builders Marketing and other housing market notables in the region. The majority of the experts quoted agreed that the near term and midterm future for new housing activity in the Valley of the Sun will continue to recover, with new home market velocities improving at a moderate pace over the next several years.
Greg went on to discuss how his company developed the map below which identifies where the “Hottest Spots” in new housing would be in the months ahead. The Hottest Spots Map, based on where the concentrations of best selling housing communities were in 2012, is available to view in its entirety at www.RLBrownreports.com. The Map was created by taking into account the availability of building sites, community sales office traffic, the appropriateness of both lot prices and new home prices and the proximity of these potential Hot Spots to community services, jobs, and transportation.

The yellow circles on the map above represent the “Hot Spots” of new housing activity that are anticipated to occur. It’s interesting to note that almost without exception these anticipated new housing “Hot Spots” are freeway oriented. Veterans of the Greater Phoenix housing market will remember that there was a concentrated and long-lasting housing boom that occurred in the East Valley along with the completion and subsequent extensions of the Superstition Freeway and the Loop 202. With that in mind, it is easy to understand the Hot Spots identified above in the West and Northwest Valley along the soon to be completed 303 Loop.
