This edition of the STAT August 2015 newsletter covers July 2015 residential real estate data for the Valley of the Sun – Metro Phoenix, AZ. In this month’s issue, Tom Ruff of the Information Market mentions our housing market continues to show slow and steady improvement. On a year-over-year basis distressed inventories are down, foreclosures are down, traditional buyers are up, purchase money mortgages are up and new construction is up. Each and every one of these metrics continues to improve. Sales were up 16.8% year-over-year for example.

August STAT Highlights
Monthly Sales – 7,914 Units Sold – Up 16.8% from last year. Down 8.8% from last month.
New Inventory – 9,081 Listings – Up 7.2% from last year. Down 0.4% from last month.
Total Inventory – 22,857 Active Listings for Sale. Down 15.1% from last year. Down 2.1% from last month.
Months Supply of Inventory – 2.89 Months. About the same as last month.
New List Prices – Average List Price is $303.1K. Up 8.3% from last year.
Sales Prices – Average Sales Price is $263.7K. Up 5.6% from last year.
Foreclosures Pending – 4,854 Units – Down 23.6% from last year. Down 3.8% from last month.
Distressed Sales – 496 Units or 6.3% of current total sales in MLS. Down 23.6% from last year.
Average Days on the Market – 75 – Down 11 days from last year.
